Introduction

This is a tenement building located at Canton Road, near to the famous “Jade Market” in Jordon. Located in the west side of Kowloon, this building is in the middle of three MTR stations – Austin, Jordan and Kowloon Airport Express Station. Within walking distance you can reach different MTR lines that bring you to different parts of Hong Kong.

Further down the road, you can reach Cinematheque Broadway in 3 mins walk. This cinema provides a wider spectrum of films than other cinemas in HK. Many of those unconventional art-films are featured in this cinema. Beside the cinema there are book store and cafe, where you can find everything about film arts.

About the Building

This is a 5-storey tenement building which our apartment on 1/F will be used for student accommodations. Please notice that there is no lift in this building.

Decoration Condition

A full renovation of the building will be completed at the end of July 2018. All the furniture and indoor decorations are new. Most furniture in the apartment is purchased from IKEA including bed, wardrobe, study table, chair and bookshelf.

Payment

Payments include the following items:

Reservation Fee – the licence fee and utility prepayment for water, electricity and Internet service of first 2 months, which should be paid at the time of booking.

Licence Fee – includes the management fee, government rates, weekly cleaning cost on shared area, maintenance fee for general wear and tears, and home insurance.

Utility Prepayment – HK$200 per month for water, electricity and Internet service. Every licensee shares the charges equally based on the monthly bills from Water Supplies Department, Power Supply Company and Internet Service Provider. The total accounts will be settled upon checkout and any excess payment shall be refunded and deficiency shall be repaid.

Security Deposit – if all the facilities in the room are in good condition upon checkout, the security deposit will be refunded to licensee within 15 working days upon checkout. If there is any damage of the facilities or trash left in the unit, charges used to pay for the maintenance and cleaning service will be deducted from the security deposit.
